A luxury real estate broker is taking aim at the way Torontonians search for homes, launching an AI-powered application designed to switch up the filter-based model that has long defined platforms like Realtor.ca.

HouseMe.ai, available across listings in the Greater Toronto Area, is the work of Peter Torkan, Managing Partner of The Agency Toronto, alongside co-founders Paige Torkan and Nurit Coombe.

"I wanted to get away from the filter base and have lifestyle and conversational basis," said Torkan. "You can ask the question: 'I'm looking for this lifestyle of a house. I'm looking to be in the financial district. I'm looking for this school because I want my kids to go there.'"

To power location-aware results, the app draws on geolocation services alongside two years of historical MLS data, giving users visibility into sold listings and price histories. When a user submits a query tied to a specific amenity or neighbourhood, the application uses the geolocation layer to surface relevant results via a map interface.  

Beyond the search function, HouseMe.ai includes what Torkan calls the Intelligent Report, an automated analysis triggered when a user views a specific listing. The tool pulls comparable sales data from surrounding properties and produces a summary that includes a suggested opening negotiation price, land transfer tax information, and a broader market context.

A second feature, the Investment Report, provides a snapshot of forward-looking considerations for each property - listing up to three positive factors and three risks, such as potential tax changes or zoning considerations, intended to help buyers think beyond the immediate transaction.

In April 2026, GTA realtors reported 5,946 home sales through TRREB's MLS System, an increase of seven per cent compared to April 2025. New listings entered into the MLS System amounted to 17,097 (down 9.3 per cent year-over-year). The average selling price, at CAD $1,051,969, was down 4.9 per cent from April 2025. 

According to Proptech Collective's 2025 report, they tracked over 590 active PropTech companies, with more than 75 startups added that year.

"I've seen a lot of AI technology getting built mostly for realtors, not for consumers. So there are companies out there that are building AI for realtors to search homes and come up with ideas, CRM systems - but not front-facing [for buyers]."

One of the more technically deliberate aspects of the product is its approach to AI hallucinations.

For a platform advising users on one of the most significant financial decisions of their lives, this was a concern Torkan said he took seriously during development.

Torkan, who has no formal technology background but describes a long-standing interest in consumer electronics dating to his early career at Future Shop, said he was closely involved in the product's design and direction throughout.

"It needs to think that Peter Torkan is answering these questions," he said. "If it doesn't know, it will not hallucinate. It will tell them, 'I'm sorry, I don't have this information, you should contact the realtor.' And if it's not real estate related, it won't answer at all," confirmed Torkan.
